All G&G Properties are managed on RentRedi. This is a simple and easy way for tenants to apply, pay, and submit for repair request.

Residents who join a G & G managed community have the right to expect a safe, clean, quiet, and wholesome place to live. These standards protect the tranquility of every resident and ensure that undesirable activities and individuals are not welcome. By signing a lease, residents and their household members agree to abide by the following rules.
Harassment, violence, or theft of any sort — immediate eviction.
Illegal substances — use or sale is immediate eviction.
Alcohol may not be consumed outside the home.
Rent due on the 1st of each month; late after the 5th.
Acceptable forms: cashier’s check, money order, ACH transfer. (RentRedi Mandatory 01/01/2026)
$50 late fee if not paid by the 5th.
$35 fee for returned checks.
Yards must remain neat and free of weeds and clutter.
All decks, porches, and utility buildings must be moveable.
Trash must be placed in designated containers.
No pools, trampolines, or outdoor fire pits permitted.
Loud noises (e.g., mufflers, stereos) are prohibited; three violations terminate lease.
Derelict cars not allowed; repairs must be completed within 3 days.
Parents are responsible for supervising children and covering damages caused by them.
Speeding is prohibited — children at play.
Residents must drive on designated roads only.
Renter’s insurance required; G & G not responsible for loss/injury from natural disasters, vandalism, or actions of others.
Subletting requires written approval.
Sale of a home with intent to reside in community requires management approval.
All occupants must be listed in the lease; changes reported within 5 days.
Pets must be registered annually with management.
No more than 2 cats and/or dogs per home.
Pets must remain indoors. When outside, they must be leashed and accompanied by their owner.
No vicious breeds allowed.
All pets must wear ID tags with owner info.
Vaccinations (rabies, distemper, etc.) must be current and verified annually.
Pets must be properly licensed per state/city law.
Owners must clean up waste immediately; $5 fine per occurrence if not.
Tenants are responsible for damages or injuries caused by their pets.
Pets that disturb neighbors must be corrected; after 2 warnings, removal may be required. Aggressive/dangerous pets may be removed immediately.
In emergencies, management may arrange temporary care or removal of pets at the tenant’s expense.
